Eden’s first fitted and furnished workspace completes

We’ve announced the completion of its first fitted and furnished suite in award-winning Eden, the highly sustainable £36 million, 115,000 sq. ft, 12-storey workplace in Salford’s New Bailey.
The 5,134 sq. ft workspace has been designed to provide a move-in-ready solution for SMEs and growing businesses alike, offering 50 fixed workstations, boardroom and meeting rooms, kitchen and dining space, pods and booths for focused working, and touchdown workspaces to foster collaboration.
Delivered by ECF – our partnership with L&G and Homes England – the move to create a fitted and furnished suite at Eden comes in response to growing demand for space of this nature, and plans are already in place to deliver additional suites in the same style within the building.
This turnkey solution is aimed at businesses seeking an efficient and flexible office move, allowing them to set up and start working from day one. By including furniture and equipment, which typically account for *15–20% of a traditional fit-out budget, it streamlines the move-in process, helping companies reduce capital costs and administrative complexities that come with moving offices.
It also offers growing businesses an accessible, affordable alternative to a traditional fit-out, while maintaining consistent high quality – from carefully selected furnishings to robust sustainability credentials. Eden is net zero carbon in operation too, helping to deliver up to a 60% reduction in operational costs compared with a standard Grade A office.
What else does Eden have to offer
Businesses moving into Eden will join law firm, TLT, and accountancy and business advisory firm, BDO, who currently benefit from the building’s range of amenities which have been crafted to promote mental, physical, and social health. This includes cycle storage for 156 bikes, along with showers, drying and changing rooms to promote active travel and exercise during lunch breaks. The ground floor space features a yoga and contemplation studio, designed to offer a space for occupants to take a moment between busy work schedules.
Elsewhere, Eden features enhanced air rates to help boost cognitive function, and boasts a roof terrace overlooking the city where occupants can host client events, team gatherings or informal meetings. Additionally, it is home to the onsite café, Spice & Grind, which offers a range of artisan drinks, snacks, breakfast, and lunch options, and provides an extra space for occupiers to catch up with colleagues and friends.
Outside, Eden’s façade is adorned with Europe’s largest living wall – home to 350,000 plants – which enhances occupants’ health and wellbeing through biophilic design and boosts local biodiversity. The building embraces the WELL Building Standard Principles and boasts the highest NABERS UK Design Reviewed Target Rating for a new-build development in the UK of 5.5, with its range of sustainable and people-first features dovetailing to support healthier, more productive ways of working.
